    Description

    1. A Site Visit will be held on Wednesday, June 17, 2026, at 1:00 PM. Any attempt to question City employees regarding this RFB during any site visit will result in the City disqualifying that Bidder. All Bidders visiting the 137 Zahn Road Corpus Christi, Texas 78418 must have a valid photo ID (Driver’s License or Passport), Company ID and proper PPE.      Scope of Work

    The project scope of work includes:

    This Project will construct three (3) freestanding buildings consisting of a 3,809 SF Lifeguard Building and two (2) 447 SF Public Restroom Buildings.

     

    Site:

     1) The site is a 190’ x 325’ (1.42 acre) lot on property leased from the GLO property near the Packery Channel.

     

    2) The property is currently unplatted and the City has decided that platting is not required for this project.

     

    3)  The site will include a total of (70) total parking spaces. This included (22) secured employee spaces and (48) public spaces.

     

    4)  Due to the placement of the property adjacent to the existing Zahn  Road Lift Station, it is anticipated no dune mitigation will be required.

     

    5) Wetlands mitigation will be required for .71 acres (50%) of the 1.42‐acre site.

     

    6) A single, 40’ wide driveway entrance off Zahn Road is directly across from the entrance to Lively Beach Resort and can accommodate ingress and egress of service vehicles pulling trailers of a City of Corpus Christi firetruck, if necessary.

     

    7) The design solution consists of three (3) freestanding buildings.

     

    8) The site access and all facilities are designed to meet the current Texas

    Accessibility Standards (TAS) accessibility requirements.

     

    9) Public access from new concrete sidewalks will be provided.

     

    10) Landscaping is designed with suitable landscaping for this beach site and to meet the City of Corpus Christi’s landscaping ordinance standards, including a pet rest area.

     

    Lifeguard Office Building (3,809 SF):

    1) The building envelope w ill consist of ICF formed concrete (8” thick) walls with Hardie exterior siding and shingles siding on a stiffened concrete slab foundation on piers.

    2) The building will have:

        One (1) group office;

        Three (3) individual offices;

        Meeting & training area for up to (30) with video wall;

        Male and female restrooms with a shower / locker room;

        Break room for coffee with refrigerator / freezer, microwave, dishwasher & garbage disposer appliances;

        Interior storage areas (202 SF).

        Mechanical/electrical rooms with gas equipment and freestanding dehumidifier;

        Exterior lifeguard shower and equipment rinse area;

        Windows are TDI rated, impact resistant fiberglass with fixed glass; and

        Exterior doors are 3’‐0” x 7’‐0” TDI rated FRP doors and frames.

       

     

    Public Restroom Buildings (Two (2) – buildings at 477 SF each = 894 SF):

     

    1) The building envelopes will consist of 8” CMU walls with Hardie shingles

    siding on a stiffened concrete slab foundation on piers.

     

     2) The two buildings consist of a six (6) male restroom building and a six (6) female restroom building;

     

    3) Exterior doors are 3’‐0” x 7’‐0” TDI rated FRP doors and frames;

     

    4) Showers (8) and water fountains (2) are located outdoors, between the buildings to provide a break for the wind and sun; and

     

    5) A dog park is located between the buildings with dog water fountains (2) and relief area with baggie containers (2).

     

     Adjacent Zahn Road Lift Station:

    1) The adjacent Lift Station will be cosmetically improved to blend with the aesthetic of this project.
