The Airport Commission is commencing a Request for Proposals (RFP) process for the Terminal 3 Boarding Area E and Dianne Feinstein International Terminal Arrivals Coffee Shops Lease The Lease is comprised of 2 locations, approximately 1,668 square feet of space in total, broken down as follows: • Post-Security Coffee: Approximately 668 square feet of space in Boarding Area E, on the departures level of Terminal 3. • Pre-Security Coffee: Approximately 1,000 square feet of space on the arrivals level of Dianne Feinstein International Terminal. The term is 14 years, plus one option to extend the term by two years, exercisable at the sole discretion of the Airport Commission. The Minimum Annual Guarantee (MAG) shall be the sum of the following: o The MAG for the Post-security coffee location shall be $400,000.00. o The MAG for the pre-security coffee location shall be $167,000.00. For each Lease Year, the base rent shall be the higher of the Minimum Annual Guarantee (MAG) or the sum of following tiered percentage rent: Post-security coffee location o 8% of Gross Revenues achieved up to and including $1,000,000.00; plus o 10% of Gross Revenues achieved between $1,000,000.01 and $2,000,000.00; plus 12% of Gross Revenues achieved over $2,000,000.00.
