Project Description: Beginning in the 1890s, cotton, dairy, sheep, citrus, alfalfa, sugar beets, and other agricultural pursuits shaped our community, and Dr. A.J. Chandler founded the city with a vision of innovation in land development, water control, agriculture, and community development. In 1999, a portion of Tumbleweed Park was preserved in order to tell the story of the East Valley’s rich agricultural history. Tumbleweed Ranch is comprised of 19 acres in the southeast corner of Tumbleweed Park, at 2205 S. McQueen Road, Chandler Arizona and features four historic structures, a small stage and amphitheater, demonstration agricultural fields, and antique agricultural equipment displays. The purpose of the ranch is to create a vibrant cultural destination that anchors the southern half of the existing Tumbleweed Park campus and explores Chandler’s agricultural roots. Its overall focus will be the history of Chandler’s culture of innovation and will celebrate and honor this history and the people who have contributed to it. The Ranch has a multi-phased improvement plan that supports daily activity for Chandler residents as well as special events. The Tumbleweed Ranch phasing and zones are defined in the Master Plan, completed in March 2024. This project includes construction of Phases 1 and 2, described as follows: • Phase 1: This scope of work includes demolition and general site improvements such as grading, irrigation improvements, parking lot improvements, retention basins, tree salvage, new tree planting, fencing, a fire access road, utility services, shade structures, and relocation of and site improvements to the Red Shed Theater. • Phase 2: This scope of work includes improvements to the historic farmhouses, surrounding landscape and hardscape improvements, service yard improvements, retention basins, pedestrian paths, utility services, irrigation improvements, and a new arbor structure. As the location for this project is in the vicinity of two other ongoing capital projects, the Ryan Road Improvements from the Union Pacific Railroad Crossing to McQueen Road, and improvements to A.S.R. Wells 11 and 12, it is the City’s expectation that the Contractor is willing to coordinate construction activities with the City’s other contractor partners.
