    New Administration Heating & Cooling Multi-Zone Unit-#2 RFQ

    The Gary Sanitary District (GSD) is seeking sealed proposals from qualified vendors for the supply and delivery of a new Administration Building Heating and Cooling Multi-Zone Unit, located at 3600 W 3rd Ave, Gary, IN.

    The Gary Sanitary District is requesting proposals for the replacement of existing rooftop units (RTUs) serving the Administration Building. The current units are approximately 30 years old and manufactured by Carrier. The existing system operates as a 12-zone configuration.

    GSD is targeting a 12–18 week turnaround time for equipment procurement and installation.

    Engineering Services Requirement:
    Engineering services are recommended and accepted as part of this proposal. Vendors are encouraged to include engineering evaluation, system design verification, load calculations, and any necessary specifications to ensure proper system performance and compliance with applicable standards.

      The contractor shall provide all necessary equipment, labor, materials, supervision, and coordination required for the complete replacement of the existing Carrier multizone rooftop unit (RTU) and associated zone control system.

      The existing unit is approximately 30 years old and currently serves a multi-zone configuration within the Administration Building.

      Engineering Services Requirement

      Engineering services are recommended and accepted as part of this scope to ensure proper installation, system performance, and operational efficiency. Vendors are encouraged to include:

      • Verification of existing load conditions and zoning requirements
      • Review of ductwork, airflow, and static pressure conditions
      • Confirmation of equipment sizing and compatibility
      • Evaluation of control sequences and integration (BACnet)
      • Recommendations to improve system efficiency, reliability, and long-term performance

      All engineering considerations shall be incorporated into the final installation to ensure compliance with applicable codes, standards, and best practices.

      Base Scope – Equipment & Installation

      Contractor shall include, but not be limited to, the following:

      • Disconnect and remove the existing Carrier 30-ton multizone RTU
      • Provide and install a new Carrier Model 48K3HF30-1-6AODOA0 including:
        • Multi-stage heating with stainless steel heat exchanger
        • 460V, 3-phase power
        • SystemVu Controls with BACnet capabilities
        • Hinged access doors
        • Ultra-low leak economizer
        • Low static power exhaust with multi-stage control
        • Factory start-up
      • Refrigerant: R-454B
      • Provide and install a custom rooftop curb adapter with integrated zone dampers
      • Provide and install a Pelican web-based 10-zone control system
      • Provide and install:
        • Pelican wireless zone controller
        • (10) Pelican wireless touchscreen thermostats
        • (10) BELIMO 24V floating actuators for zone dampers
        • (10) alarm sensors
        • (1) BELIMO outdoor air sensor
        • Pelican extended-range wireless gateway and repeater
        • (10) supply duct temperature sensors
        • (3) 24V, 100 VA transformers
      • Provide and install:
        • Condensate trap and piping
        • RTU-mounted service disconnect switch with fuses
        • All required low-voltage wiring
      • Provide a 70-ton crane for equipment placement
      • Perform all necessary recovery and reclamation of existing R-22 refrigerant
      • Remove, haul away, and properly recycle existing equipment
      • Provide all labor required for a complete, code-compliant, and professional installation
      • Perform complete system start-up, testing, and commissioning
